The Conveyancing Process

The seller’s solicitor will provide us with information regarding the property, including evidence of their legal ownership.. We will then review these documents, raising enquiries if need be, until we are satisfied with the results and will also carry out property searches with the Local Authority, water authority and other relevant agencies. Meanwhile, it’s essential to get your finances in order and have your mortgage offer accepted, ready for the exchange. Once all searches have been carried out, all enquiries answered and your mortgage in place, you will be ready to exchange.
2. Contract Exchange

Once this is done and your completion date agreed , we will send the draft Transfer deed to the seller’s solicitor. Once approved, both you and the seller will sign a copy of this Transfer document Next, we will ask your mortgage lender to release the funds, allowing us to transfer the balance to the seller’s solicitor on the day of completion.
You’re almost done! We will arrange for you to pick up the keys, and you can get ready to move in. The final steps involve paying the Stamp Duty & Land Tax due for the property, which we will transfer on your behalf. Then, we will make an application to the Land Registry, confirming your legal ownership of the property.
